This renovation/expansion project of the 37-story Bank One building that had been hit by a tornado included a completely new exterior and 100,000 square foot retail/office addition wrapping the base of the building for a total of 610,000 square feet. The splayed columns extending out at an approximate 45 degree angle from the 5th level to the foundations made the logistics extremely challenging as well as the 5-story retail/office addition that extended from property line to property line. As a Project Executive, John’s involvement in this began with construct ability and feasibility reviews of the building and site logistics planning to determine the most efficient means to support the construction effort. The splayed columns at the base made it impossible to utilize a conventional man/material hoist to stock the building. The most cost-effective solution was to re-install a tower crane on the building for material stocking and utilize the existing elevators to move the workers. Through a hoisting study, the team was able to determine how to maintain adequate vertical movement of the construction personnel, which peaked at over 400 workers, while systematically modernizing the elevator banks one by one. Working with the Owner/Developer and design team through the design process, John was able to provide valuable input to the team to meet the budget expectations of the Owner/Developer while still delivering the high quality condominium project they envisioned. Originally designed as apartments on the lower levels and condominiums on the upper levels, presales indicated that the entire project should be construction as condominiums. Working closely between the Owner and the construction team, John was able to make this change with no disruption to the project schedule. An additional challenge was the option/upgrade program offered to buyers that encompassed over 3,000 available combinations of finishes. John was instrumental in developing a program that the construction and sales team were able to successfully implement, making changes to virtually every one of the 311 units. The program was extremely successful in that every unit was completed with no errors in the installation of the chosen option/upgrades.
